With the Fall buying season now in full swing, Real Estate Agent Delaware County PA Don Dowd is reporting a large uptick in buying activity in many of the neighborhoods he works in.
“During the latter part of the summer, business slowed down a little,” Dowd says. “But the Fall season is off to a huge start. In fact, since Labor Day, things have been going crazy for me. Just in September alone, I’ve put several new houses under contract.”
In some of the hotter neighborhoods, the multiple offers that were commonplace back in the days of the boom seem to be back.
“If you are in the right neighborhood and have your home priced competitively, it is not unusual for you to see multiple offers,” Dowd continues. “This does not typically happen during the Fall, but this year seems to be different. It is the busiest I’ve seen it in the past 4 years.”
It is not completely clear what is accounting for the unusually high buying activity this Fall, but Dowd believes there are at least a couple factors at play.
“Though the economy is not fully back on track yet, consumer confidence in my region is the highest it’s been in 6 years. When people feel better about the economy, they feel like their job is more stable, which makes them more willing to take the plunge back into the housing market. Another factor is interest rates. In recent months, they have been the lowest in history, but now they are starting to creep up. Many prospective buyers may be realizing that they will probably never see rates like these again, so there is a sense of urgency among some to get in before they go up any further.”
Dowd believes the market will continue to stay strong for the foreseeable future, and that for those thinking about getting into a new home, there is no better time than the present.
