Problems with stucco homes have been in the news lately, and many home buyers are shying away from them. Top PA realtor Don Dowd shares some insights on this issue and how it affects the housing market.
Online PR News – 03-October-2012 –Top Chester County, PA realtor Don Dowd is among the most successful agents in the entire region. He consistently posts exceptional sales numbers and continuously places in the top 1% of all RE/MAX agents working in the Pennsylvania and Delaware regions. Dowd attributes his success largely to both his work ethic and his willingness to employ non-traditional marketing strategies that other agents shy away from.
Some of Dowd’s most successful marketing tactics to date include:
• Luxury Homes & Estates Magazine Listings (front and back cover)
• Distinctive Homes Magazine Listings
• Chester County Life Magazine Listings
• Home Décor & Ideas Magazine Listings
• The Real Estate Book Listings
• Internet & Email Blasts
• YouTube Video Blasts
• Broker’s Only Cocktail Party-style Open Houses
• Geo-targeted ‘postcards on steroids’ sent to zip codes where homes are selling faster.
Another thing that sets Real Estate Agent Delaware County PA Don Dowd apart from a majority of other agents is his background in construction. This gives him a perspective few other realtors have, as well as a keen eye for identifying potential issues with the way a home was built.
There has been a lot in the news recently about the problems with homes built from stucco. This has led many consumers to automatically steer clear of a stucco home, even though there may not be anything wrong with the particular home they are looking at. Dowd sees some opportunity in this recent trend, as well as other things to be concerned about.
“All the news lately about the problems with stucco homes presents a real opportunity in new construction,” Dowd says. “If you build the right product, you will be way ahead of the older homes on the market built of stucco, and your property is likely to sell much faster.”
Dowd says the main problem with the stucco-built homes is not the materials themselves, but the fact that many builders did not construct the houses properly.
“On many stucco homes, the windows were not flashed and caulked the right way,” Dowd continues. “Instead, many contractors ran the stucco right up to the windows, which is incorrect. Also, because many fail to install a drip-edge under the shingles on the roof and a weep screed around the foundation, mold and mildew problems can occur on the inside of the home. Problems like these tend to happen anywhere there is a valley. For example, chimneys are a common hot spot on the roof where these moisture problems tend to pop up.”
If building new construction, Dowd says it’s best to go with cement board for higher end homes and vinyl siding for lower end homes. As for stucco, Dowd believes it’s gotten kind of a bad rap with this recent publicity.
“Stucco is a good product, but many buyers steer clear of it altogether because of the potential problems. If you are considering buying a stucco home, a moisture test evaluation will tell you for sure if the home is okay. And of course, it always helps to deal with a realtor that has in-depth knowledge of this issue and can help make sure you don’t make a bad home buying decision.”
