Ellis, who specializes in Utah real estate for the Saint George and Washington City area, says that more inventory is still needed to give buyers the choices they are looking for in their home search.
"Because inventory remains so low, buyers who are very motivated to buy right now will do so and choose from what's available in our market currently," he says. "On the other hand, there are more buyers out there for St. George real estate who are just not finding what they want. These are the buyers that will step up to make an offer when their dream home comes on the market."

He says that since prices have been rising consistently over the past 18 months in the Utah MLS, sellers have begun to take notice, and are considering selling their homes for the first time in years.
"It used to be that there were too many homeowners under water on their homes, and they would not even consider putting it on the market," he says. "Now, the financial dynamics have shifted, and owners are more willing to see what the market has to offer."
Ellis says that confidence is on the rise nationwide, with housing market statistics consistently turning more optimistic in most markets. Nevertheless, he says that many sellers have simply not considered selling yet, because they haven't gotten the message that this may be a good time for them to do so.
He expects that to change in coming months, but he notes that continued price increases run the risk of pricing some buyers out of the market if they wait too long.
"Waiting is probably not a good thing for buyers or sellers to do right now," he says. "Sellers have an opportunity to sell their home right now under attractive market conditions, and buyers have an opportunity to buy before conservative appraisers and lenders let prices take off too dramatically."
