Charlotte REALTORŪ Kam Pardasani Comments That Buyers Must Act Decisively In Hot Real Estate Market

Kam Pardasani, a Charlotte, N.C. REALTORŪ, says local buyers in the Charlotte market need to be decisive in making on offer on their dream home if they want to get the deal.

Online PR News – 06-June-2013 – CHARLOTTE, N.C. – CHARLOTTE, N.C. - The Charlotte, North Carolina real estate market is heating up according to Kam Pardasani, a local REALTORŪ who says buyers must now act far more quickly than in the recent past in order to have successful offers.

Pardasani, who specializes in luxury Charlotte homes and executive relocation services for Fortune 500 companies, says that inventory shortages are contributing to a market where too many buyers are chasing too few properties.

"We are highly recommending that buyers coming into the market be prepared to make an offer at any moment. What's happening is that when new properties come on the market, if they have been priced appropriately, they are frequently getting multiple offers," says Pardasani.

He notes that he hasn't seen this type of imbalance between sellers and prospective buyers for several years.

There is no way to predict the future market, but I can tell buyers that right now, if they are serious about buying Charlotte real estate, they should enter the market prepared to make an offer at a moment's notice.

"Contributing to the hot market is the fact that appraisals have not caught up with supply and demand. In a completely free market, prices would rise to compensate for the multiple offers, but banks are hesitant to raise valuations too quickly," he says.

As a result, Pardasani believes the best strategy for motivated buyers is to have pre-approval from a lender already in place before searching for a home.

"It's a matter of being prepared when the right home becomes available. This will weed out buyers who are window shopping from those who are serious and able to act quickly to close on a home," according to Pardasani.

He says there is no end in sight for the inventory shortage until valuations catch up with prices. Even then, he notes that by that time, more buyers could have entered the market.

"There is no way to predict the future market, but I can tell buyers that right now, if they are serious about buying Charlotte real estate, they should enter the market prepared to make an offer at a moment's notice."
